This attractive 20 hectare (50 acre) block of land offers over ½ kilometre of river boundary, several hectares of river flats, elevated plateaus, some mature native bush and a balance of hill country.
The stoney bottom stream (Paparoa Stream) runs clear for most of the year and a swimming hole has been formed in a private spot amongst mature native bush. A small area of the flats does flood regularly (the vendor estimates about ½ a hectare). A larger area is zoned flood susceptible, while there are also plenty of good elevated flat areas near the entrance and further into the block.
The road entrance is shared with two other properties and then you enter this property as you cross the bridge. (The river forms the southern boundary).
The block is well-tracked with good access, trees provide plenty of privacy and there is power at the boundary. There are 15 main paddocks, currently split further with single wire electrics into cells. There are water lines, troughs and a pump shed, although the purchaser would need to set up their own pump. There is a paper road along the eastern boundary (although this is not accessible by vehicles). The purchaser would need to make their own enquiries about Geotech reports, subdivision opportunities and check their plans with Northpower.
This is a good handy location only 2km from Paparoa, the “Village in the Valley.” Paparoa is known for its Farmers Market, its line-up of historic character buildings, the Paparoa Store, Café’s, Primary School and Playcentre. Established in the 1800’s, Paparoa was originally intended to be transport hub linking road, rail and shipping. However, the rail link was never built. The boat ramp at Pahi (which was historically the main Port for the area), only 9 km away will always be a drawcard and this whole area is popular with retirees and escapees from the City.
